Asset Focus

What we invest in

We target assets that serve the physical needs of a changing economy. Good locations, functional buildings, attractive cost basis. Every investment starts with the question: does this work for the tenant, and does the basis give us room to win?

Distribution & Fulfillment

Logistics

Warehousing and distribution in supply-constrained corridors. E-commerce, nearshoring, and last-mile evolution are driving permanent demand for well-located logistics space—and vacancy in key markets is at structural lows.

Manufacturing & Flex

Light Industrial

Functional space for manufacturing support, assembly, and flex industrial use. These assets serve tenants who need practical buildings in locations that connect them to supply chains, labor, and customers.

Yards & Staging

Outdoor Storage

Open-air storage and staging areas for equipment, vehicles, construction materials, and logistics overflow. High demand, minimal institutional competition, and strong cash-on-cash returns.

Data & Defense

Powered Land

Strategic land positions with utility infrastructure. The raw material for data centers, defense installations, and next-generation industrial development. Patient capital for assets that appreciate with the economy around them.

Geography

Where we invest

We focus on markets where supply is constrained, tenant demand is durable, and mid-market opportunities persist because larger platforms cannot serve them efficiently.

Europe is our primary focus, with deep relationships across the continent's key logistics and industrial corridors. We also invest selectively in the United States, targeting high-demand markets where our approach translates.

Our AI-native operating model lets us cover more ground with a lean team. Each new market is an extension of the platform, not a new cost center.

Thesis

Why this matters now

The economy is being physically rebuilt. The assets that support this transition are scarce, essential, and mispriced in the mid-market.

Supply chains are coming home

Nearshoring and supply chain resilience are moving manufacturing and distribution closer to end-markets. The logistics infrastructure to support this shift is being built now—and the best locations are already scarce.

Data demands land and power

AI, cloud computing, and digital infrastructure require sites with power capacity, connectivity, and permitting pathways. Powered land is becoming one of the most valuable and least understood asset classes.

Defense needs industrial capacity

Governments across Europe and the US are investing in defense logistics and sovereign industrial infrastructure. Strategic locations with the right characteristics have tailwinds that go beyond commercial demand.

E-commerce keeps reshaping distribution

Online commerce continues to reconfigure distribution networks and accelerate demand for well-located warehousing and fulfillment space. The need is permanent and the supply is not keeping up.

Operating Model

AI-native infrastructure

Traditional mid-market managers stay in one or two countries because the overhead of running multiple geographies destroys the economics. Local teams, local offices, local compliance—the cost adds up before a single deal closes.

Deltaworks solves this structurally. We combine deep local experience with AI-native infrastructure, enabling speed and reach that mid-market managers have never had access to. But the technology serves the operator—not the other way around.

What AI does not replace: the judgment to walk away from a deal, the relationships that source them, the reputation that makes counterparties want to work with you. Those come from decades of experience. AI removes the friction between those decisions.

01

Deal screening & sourcing

Hundreds of opportunities across multiple countries and languages, screened, scored, and surfaced for decision-making.

02

Underwriting & analysis

Multi-scenario financial modeling, stress-tested across market conditions, built from assumptions to output at speed.

03

Lease & document review

Cross-border document analysis that identifies material terms and flags risks before expensive external engagement.

04

Transaction execution

Due diligence management, data room review, and closing preparation across parallel deals in multiple jurisdictions.

05

Portfolio & investor reporting

Institutional-quality reporting, NAV tracking, and compliance management—without the institutional headcount.

Built to last. Engineered to perform.

The next economy is physical. If you're looking for disciplined, aligned investment in the assets that will define it, we should talk.
