Deltaworks Capital is an investment platform focused on logistics, light-industrial, land, IOS, and powered land across Europe, the United States, and the GCC. We focus on projects in good locations, that are functional to our tenants, and available at an attractive cost basis.
We operate in the mid-market: assets that are too small for institutional platforms to pursue efficiently, but too complex for local operators to underwrite across borders. This creates a structural gap where disciplined capital and deep relationships generate consistent, risk-adjusted returns.
Our operating model is built differently. We combine deep local experience with AI-native infrastructure to run operations across multiple geographies, enabling speed and reach that has historically been out of range for mid-market managers. Deltaworks Capital is led by Logan Smith. Previously Senior Managing Director and Head of Logistics for Europe at Hines, and before that at Aevitas Property Partners, BNP Paribas Real Estate, P3 Logistic Parks and Prologis, he has spent twenty-five years underwriting, developing and operating logistics and industrial assets across Europe and the United States.
The reason a small platform can credibly work fourteen markets at once is not software.
