Logan Smith
Twenty-five years underwriting, developing and operating logistics and industrial real estate across Europe and the United States.
Logan Smith is Principal of Deltaworks Capital, an investment platform focused on logistics, light-industrial, land, industrial outdoor storage and powered land across Europe, the United States and the GCC.
He came to Deltaworks from Hines, where he ran European logistics. Earlier at Aevitas Property Partners, BNP Paribas Real Estate, P3 Logistic Parks and Prologis.
Across those roles he has bought, built, leased and sold industrial assets in most of the major European markets and across the eastern United States, through the financial crisis, the e-commerce build-out and the rate shock that followed. The through-line is the same in every market: what the space does for the tenant, what the entitlement actually costs in time, and what the basis has to be for the deal to survive a cycle.
The work that interests him most is at the small end. He bought a forty thousand square foot building in Martinsburg, West Virginia in 2015 at about fifty dollars a foot, held it eleven years through two tenant changes and a vacancy, replaced the roof, the HVAC and eventually the parking lot, and sold it in 2026 north of a hundred dollars a foot. He has keynoted and sat on panels on European logistics investment, including the logistics keynote at MIPIM on the future of European logistics real estate, Club RAM in Cannes on European logistics investment, and the European Outlook logistics session in London. He holds a degree from Cornell University and an MBA from Harvard Business School. He lives in Amsterdam.
